This section contains Frequently Asked Questions (FAQs) which are routinely asked by Title Companies, Attorneys & Closing Agents that performing a closing on a home at Royale Sands Beach Club.

Q: Who do I contact to obtain a "closing statement" on a particular home?
Q: How many days before the closing must the closing statement be requested?

Q: Who do I contact to obtain a "Closing Statement" on a particular home?

A: Send an e-mail to the Condominium Association with all of the pertinent details, including:

bulletYour name
bulletThe mailing address of the Title Company or Attorney performing the closing
bulletAn e-mail address which the Closing Statement can be sent to
bulletThe unit number being purchased and the current seller's name
bulletThe date that the closing is scheduled for

Q: How many days before the closing must the closing statement be requested?

A: In accordance with Chapter 356-B:58, Section II, the Condominium Association is entitled to a 10-day notice before providing the Closing Statement.  Requests for Closing Statement which do not meet the 10-day requirement will be subject to an expedite fee.

Q: What is the cost of obtaining a closing statement?

A: So long as the aforementioned 10-day notice has been met, the cost of the issuance of a Closing Statement is $25.

Q: Are there any other costs that the new owner will incur at the closing?

A: In accordance with Article II, Section 6, as amended in 1997, each new owner is required to make a one-time non-refundable contribution to capital equal to two months condo fees.

Q: How do I obtain a certificate of insurance?

A: Please refer to the Insurance sub-section of this web site for insurance agent contact information. The association's insurance agent will gladly issue a certificate of insurance.
