DECLARATION
II. LEGAL DESCRIPTION BY METES AND BOUNDS OF THE LAND SUBMITTED
FOR CONDOMINIUMS AS REQUIRED BY R.S.A. 356-B:l6(c):
A certain tract or parcel of land, situated on the Westerly
side of Ocean Boulevard, Hampton, County of Rockingham, State of New Hampshire more
particularly bounded and described as follows:
Beginning at a point which is N 77º 45 10" W, .68 feet from an iron rod and
at the Northeasterly corner of the premises herein conveyed and the Westerly sideline of
Ocean Boulevard; thence running along the said Westerly sideline of Ocean Boulevard S 09°
40 46" W, 325.74 feet to an iron pipe and lot 2 as shown on the below described
plan; thence turning and running N 80° 5754" W, 131.75 feet to an iron pin;
thence turning and running N 09° 0206" E, 20.72 feet to an iron Pipe; thence
turning and running S 87° 0500" W 18.6, feet more or less to a point; thence
turning and running N 09° 40'46" E, 317.3 feet more or less along land of owners
unknown to a point which is at the northwesterly corner of the property situated N 77°
45l0" W, 1.13 feet north from an iron rod thence turning and running S 77°
45l0" E through the iron rod, 150.15 feet to the point of the beginning.
Specifically not included are any easement rights over Lot 2 for the benefit of Lot 1.
The below described plan to the contrary not withstanding.
Meaning and intending to describe and convey a portion of Lot 1 containing 49,204
square feet more or less, as shown on a plan entitled "Subdivision Plan of Land for
Drop Anchor Realty Trust 573-579-581 Ocean Boulevard, County of Rockingham, Hampton,
N.H." dated September 15, 1982, and prepared by Richard P. Millette and Associates.
Said Plan is recorded in the Rockingham County Registry of Deeds as Plan #D-11207.
