Q: Are dogs allowed at Royale Sands? A: In accordance with amendments to the condominium documents adopted at the October, 1998 Annual Meeting and subsequently recorded at the Rockingham County Registry of Deeds, Book 3337, Page 0155, owner-occupied units at Royale Sands are permitted to have one (1) dog which does not exceed 30 pounds fully-grown, provided that the owner has submitted a properly completed "Request for Household Pet Occupancy" form to the Board of Directors with the accompanying materials requested therein. The Board of Directors will inform the owner of the dog in writing immediately after the next regularly-scheduled monthly meeting of the Board. Until such approval is received in writing, the dog is not permitted on the premise. As the amended condominium documents state, this policy applies equally to "visiting" dogs. Tenant-occupied units are restricted from housing dogs within the unit or anywhere on the common area. Q: Are cats allowed at Royale Sands? A: Copies of the Declaration of Condominium, the By-laws, all amendments adopted and the Rules & Regulations may be obtained by visiting the Condominium Documents sub-section of the web site. Q: What does the monthly condo fee include? A: The monthly condo fee includes all of the items identified in the Financial Responsibility Schedule under the column labeled "Association." Q: What are the options for payment of the condo fees? A: Owners have a choice of paying annually and receiving a 5.5% discount or paying in equal monthly installments. Q: What is the due date for the condo fee? A: For those who choose to pay the annual assessments in full, the due date is January 1. For those who choose to pay the annual assessments in equal monthly installments, the due date for each installment is the 1st day of each month. A: There is a 10-day grace period. Payments received after the 10th incur a $15 late fee. A: Bills are only sent to the owners at the beginning of the year to show what the amount of the annual assessments is for your unit if you choose to pay the entire years' assessments in full and take advantage of the 5.5% discount which is offered for doing so. If you choose to pay monthly, no invoice is rendered to remind you to pay the fee by the 1st of the month. The exception to this rule would be such circumstance where the condo fee went unpaid by the end of the grace period for a particular month. An invoice for the monthly installment plus a late fee of $15 is promptly rendered to those owners who have not paid in full by the end of the grace period. Q: Who do I make the check payable to? A: All checks for condo fees should be made out to: Royale Sands Beach Club Condominium Association. Q: Where do I send the condo fee? A: The condo fee may be deposited directly into the black mailbox in the mail room. This box is located immediately on your right as you enter the mail room. Alternatively, the condo fee may be mailed to the condominium association at: 581 Ocean Blvd., Unit 8, Hampton, NH 03842. Q: What is the amount of the condo fees? A: Prior to the optional 5.0% discount referred to above, during the 2004 calendar year, the amount of the condo fees ranges from $264.00 to $322.00 per month. These monthly condo fees include the monthly "reserve assessment" which is between $85 and $119 per unit. Please consult the following table for specifics about your unit:
Q: What is the "monthly reserve" assessment? A: The monthly reserve assessment refers to the portion of the condo fee that is set aside every month for long-term maintenance and replacement of items which are outlined in the association's Replacement Reserve Schedule. Items in this schedule include replacement of roofs, repaving the driveway and parking areas, replacement of solariums, periodic replacement of glass in the solariums whose seals have failed (producing fogginess), replacement of pool equipment (filter, heater, cover), siding replacement, etc. The purpose of reserving for items that will eventually need to be replaced is to ensure that all owners pay their fair share towards the future replacement of parts of the development which have a finite life, regardless of whether they still own a home in the development at the time that a major maintenance expenditure is being completed. This method of paying for the repair or replacement of the above items also minimizes the likelihood of the association having to levy a special assessment to pay for the majority of the cost when a particular project is being performed.
